In order to manage real estate in the best possible way and to guarantee its value retention, the property manager sends one or more employees to regularly check the condition of the property on site. A person responsible for this service is referred to as a janitor. Its service area extends to the generally accessible parts of an object. He is not routinely responsible for maintenance within private rooms. The caretaker is the contact person for the general concerns of the tenants and intermediary between tenant and property manager. He checks the systems belonging to the house, supervises maintenance and repair measures on site and reports any damage immediately to the administrator. In the case of larger residential or commercial properties, the caretaker works for several departments of the property management: in technical matters (e.g. defects in hot water preparation), facility management and in questions relating to the house cleaning of the cleaning company. Maybe a mole has rummaged through the lawn in front of the house, then he communicates with the green area managers. Depending on the size of the object, the caretaker service also includes repairs of minor damages, repair measures and cleaning activities. Buildings that have to meet special requirements require particularly intensive care. At schools or boarding schools, for example, it has become common practice for the caretaker to be permanently present. For this purpose, he is provided with an apartment in the school building and can thus react immediately to all concerns.
